We’ve all heard “beauty is in the eye of the beholder, except for when you start house shopping” (#orsomethinglikethat) It’s true, when a potential homebuyer steps into a home, they’ll know if it’s a home they’ll make their own within minutes, sometimes even seconds. So tick tock, time is ticking, and we have no time to waste to get down to business. Here are my Top 5 Tips on How To Stage Your House:
1) Clean the Place Up… Not Just On the Inside:
Whenever you are selling your house, it’s expected the place will be clean for showings (#pickupyourdirtylaundry). But it is equally important for the yard to show nicely as well. Have the lawn landscaped by professionals; make sure all leaves are blown out of decorative stone or passages. Keep in mind your home is on an interview- and you never get a second change to make a first impression.
2) Have Your House Smell Fresh:
Each home has their own quirks and along with those quirks sometimes comes a little stenchy funk. Remember, your home is on an interview and needs to smell nice. A great staging tip is to place scented candles around the home as they’ll make the place feel and smell homey. If you are selling your home during the winter, try a nice pine scented candle, in the summer or spring something tropical or airy. It’s important to not over due it, but just a hint of homey scent can lead to a second showing or an offer.
3) Make Sure Everything Works!- Fact:
Buyers are entitled to a home inspection. Another Fact: They will also turn on every light, fan, and door knob while walking through a house (#gottacheckoutthoseslowclosecabinets). It’s important that everything works in the house; this can also save you time and money down the road. A great tip before listing and showing your house is to do a pre inspection. Have an inspector walk the property, fill you in on things that other inspectors might flag you on, and make corrections to the items.This isn’t just a great precautionary method, it ensures the property is staged and shows well.
4) Get Rid of the Clutter:
Before your first showing, you need to declutter. Does your living room have 5 couches and a chair? Think about how much bigger it would look with just 2 couches. Also keep in mind the size of the furniture in each room. The goal here is to make every room look as big as possible. Position the furniture on the perimeter or up against the wall of each room, this is a helpful tip to make the room look bigger and more spacious to potential buyers.
5) Choose Your Paint Wisely:
I don’t care if you’re a regular Van Gogh, painting over a hideous color seriously sucks. If buyers are paying a premium for a home, they want something that is easily customizable. Stay away from dark colored walls, stick to neutral light colors, and using a high quality semi gloss paint is always best. Flat paint is tougher to get marks or scuffs off of. With a lot of wishing, some Semi Gloss paint, and a pinch of Mr. Clean magic eraser, scuffs and marks can be removed from walls with little to no effort at all.
6) Bonus Tip:
Wait!? But Rob you said only 5 tips! Yea yea, I like to rise against the establishment, plus I like you guys (#thefeels) Here’s my bonus tip: if you have good rapport with your neighbors, mention it when your house is being shown, or when you are having an open house. Potential buyers LOVE to talk to neighbors to get a feel for the neighborhood, town, school system, and even you as the seller and owner. Plus they like to see who they’ll be living next to.
